How Cairn works.
From a seller’s shoebox of financials to a buyer-ready CIM and teaser video — five stages, each one shown in the real app. Nothing staged, nothing sped past.
Five stages, one deal file.
Drag in tax returns, P&Ls, balance sheets — classified automatically, combined statements split in two.
Every extracted number shown with the checks that prove the statement ties out.
Suggested with amount, source line, and confidence. You confirm every one.
Industry multiples on the reviewed SDE — a tunable, conservative-to-aggressive range.
A branded, confidential CIM and teaser videos, built only from numbers that passed review.
Watch each stage, minute by minute.
Eight narrated walkthroughs of the real product. Start with the tour, then jump to the stage you’re working on.
Getting started — the tour
~1:00The whole pipeline in one pass: ingest the documents, verify the numbers, work the add-backs, value the business, package the deal. Where everything lives and what each stage hands the next.

Welcome to Cairn — your deal desk for turning raw client financials into a buyer-ready deal story. This is the Deals screen: home base for everything.
Every new account includes a finished sample deal, so you can explore the whole pipeline before uploading anything real. Let's open it.
This is the pipeline. Five stages, left to right: ingest the documents, verify the numbers, work the add-backs, value the business, and package the deal.
Each stage feeds the next, and Cairn keeps score as you go — you can always see what's verified, and what still needs your judgment.
That's the lay of the land. Next up: starting a deal of your own.
Start a deal & upload financials
~0:55Drag in tax returns, P&Ls, and balance sheets. Cairn classifies each document automatically — a combined P&L-and-balance-sheet PDF is split into two without you touching it.

Starting a real deal takes about a minute. From Deals, click New deal.
Name the engagement, choose the entity type, and create it.
Now feed it the client's documents — tax returns, profit and loss statements, balance sheets. Just drop them in.
Cairn reads each document and works out what it is. If one PDF holds a combined profit and loss and balance sheet, it splits them apart automatically.
Extraction runs in the background — a few minutes per document, while you keep working — and every number lands in the pipeline, ready for your review.
Verify the numbers
~1:05Every extracted number, shown with the validation checks that prove the statement ties out. Cross-checks compare the books against the tax returns year by year and flag every disagreement. Corrections are audited: who changed what, and when.

Cairn never asks you to trust a black box. Every number it reads is shown next to the checks that prove it.
This is the extraction review: the extracted fields, each with a validation trail showing the statement genuinely ties out.
If something looks off, correct it right here. Corrections are audited — who changed what, and when — so your file holds up later.
Back on the pipeline, cross-checks compare the books against the tax returns, year by year. If they disagree, Cairn flags it before a buyer's accountant does.
Only verified numbers flow downstream. That's the whole point.
Add-backs & the SDE
~0:50Suggested add-backs arrive with an amount, a source line, and a confidence band. You confirm, adjust, or exclude each one — including replacement salary for a working owner. Adjusted SDE becomes the deal's headline number.
Read the transcript
Add-backs are where a deal's value is won — and where credibility is lost if you overreach.
Cairn suggests each add-back with its amount, the exact line it came from, and a confidence band. You confirm, adjust, or exclude — and the adjusted number updates as you work.
For a working owner, set a replacement salary, so the earnings a buyer sees are earnings you can defend.
When you confirm the review, that becomes the deal's headline number — and everything downstream uses it.
Value the business
~0:40Industry multiples applied to the reviewed SDE, producing a conservative-to-aggressive range you can tune before it reaches a buyer.

With the earnings verified, valuation becomes a workbench instead of a guess.
Cairn applies industry multiples to your reviewed number and shows the range — conservative to aggressive, side by side.
Tune the multiple to your market, and the numbers follow.
You walk into the listing conversation with a defensible range, not a hunch.
The CIM — package the deal
~1:00AI-drafted from the verified numbers into an editable form, with instant re-render and a print-ready branded PDF. Confidential mode swaps in a coded reference and withholds the real name. Quick CIM builds a kit from pasted numbers, no full ingestion required.

The memorandum — the CIM — is where the deal becomes a story.
Cairn drafts it from the verified numbers: the opportunity, the financials, the growth angles. Edit anything, and it re-renders instantly.
Confidential mode keeps the business anonymous — a coded reference instead of the real name, so you can market the deal without leaking it.
One click gives you a print-ready PDF, in your firm's branding.
And for a deal you haven't fully ingested yet, Quick CIM does the same from pasted numbers. Minutes, not days.
Teaser videos
~0:55Three formats — 20-second vertical for Reels and TikTok, a 60-second vertical, and a square LinkedIn cut — with five music beds and five curated narrator voices. Drafts are free; splice edits re-render only the changed sections in seconds.
Read the transcript
Every listing deserves a teaser video. Cairn renders them in about four minutes.
Pick your formats — a twenty second vertical for Reels and TikTok, sixty seconds for the full story, and square for LinkedIn.
Choose a music bed and a narrator. Cairn writes the voiceover from the deal itself — or you write your own.
Confidential mode is enforced at render time: the real business name cannot appear on screen — or be spoken — in a confidential teaser.
Draft renders are free, fast, and half resolution — iterate cheaply, then finalize in full quality.
Your firm, your brand — and Claude
~1:00Brand presets, firm settings, and the Connect-Claude link: an org-scoped, revocable token that lets Claude run the same audited pipeline you do — from Drive-folder ingest to a finished CIM.

Settings is where your firm lives: branding, deliveries, billing, and security.
Set your brand once — firm name, colors, logo — and every CIM, teaser, and PDF ships in your identity.
Now the power move: connecting Claude. Generate a connection link, paste it into Claude, and your assistant can drive the entire pipeline.
Once connected, you can simply say: value this deal from the Drive folder. Claude uploads, extracts, verifies, and drafts — using the same audited tools you just saw.
Every connection is scoped to your firm, revocable right here, and every action lands in the audit log. That's Cairn. Welcome aboard.
Your back office, on speaking terms.
Cairn ships an MCP connection with 30+ tools covering the full pipeline: create a deal, bulk-ingest a Google Drive folder, extract and correct, run cross-checks, review add-backs, compute SDE, value the deal, draft and download the CIM, render teaser videos, read the audit log.
Inside Cairn, in your account settings.
It carries an org-scoped personal token — revocable any time, from the same page.
Claude now works your pipeline through the same authenticated, audited API the app uses.
Then you can literally say “Value Blue Harbor Landscaping from this Drive folder” and Claude runs the pipeline. Every action lands in the audit trail under your name, same as a click in the app.
The four questions everyone asks.
How long until my first CIM?
The fastest path is Quick CIM: paste the numbers you already trust and it builds a kit without full ingestion. For a real deal, upload the financials, confirm the add-backs, and draft — the CIM re-renders instantly as you edit. One guardrail: Cairn refuses to render a CIM whose SDE is stale or contradicts the reviewed numbers. An analyst can override, and every override is recorded.
Is my clients' data safe?
Authentication is managed by Clerk, and every query is isolated to your organization. Client documents are encrypted at rest, backed up offsite nightly with encryption-key escrow and a rehearsed restore drill (the last drill passed). Every change carries user attribution in the audit trail, video render traffic runs on a private internal network, and card data goes to Stripe — it never touches Cairn. Details on the security page.
What does confidential mode actually do?
In the CIM, the business appears under a coded reference and the real name is withheld. In teaser videos it goes further: the real name cannot appear on screen or be spoken. That is enforced at render time by a whitelist — not a promise — and a render that would leak the name is blocked.
What does it cost?
Solo is $119/month (1 seat, 15 active deals, 10 video renders a month, 1 brand preset). Firm is $289/month (5 seats included, expandable to 10 at $79/seat; 50 deals and 50 renders, plus 10 of each per added seat). Brokerage is $649/month (10 seats included, $59 per additional seat; unlimited deals and videos, priority render queue). Every plan starts with a 14-day free trial: one active deal and three video renders. Drafts, splice edits, and CIM PDFs never count against the video meter. Full ladder on the pricing band.
